FOUNDATION –
This includes Slab Foundations and Pier and Beam Foundations.
Inspection checks for: Foundation settling, cracks, differential
movement, obvious deficiencies, pier stability and
deterioration, crawl space accessibility, moisture and proper
ventilation.

ELECTRICAL –
This includes service entry to the home, branch wiring and
electrical panels. Inspection checks for proper junction boxes,
wire connections, grounding, obvious panel wiring defects, panel
locations, GFCI outlets and breakers, safe and proper service
entry/meter loop.

PLUMBING – This
includes visible plumbing supply and drains. Plumbing fixtures
and hose spigots. Inspection checks the visible water supply and
drain lines, proper configuration and product use, water heater,
faucets and fixtures, sink, tubs and toilets, household jetted
tubs..

ROOF – This
included the decking, application, flashings and surfaces. Such
roofing materials are Asphalt shingles, metal roofing, rolled
roofing, etc. Inspection checks for water tightness, shingle
installation and function. Number of layers, sub roof,
flashings, fascias, proper pitch for material used, Shingle
wear, trees proximity to roof line.

STRUCTURAL –
This includes visible framing of the home and attached decks.
Inspection checks for obvious framing defects or deficiencies in
the home. The roof structure. Deck and stair support and safety.

HVAC and APPLIANCES
– This covers Heating and Cooling and home Appliances Inspection
covers home appliances such as dishwasher, stoves, ovens,
disposals, central vacuum, bathroom exhaust fans, dryer vents,
Heating and Cooling system, supply vents/ducts and garage doors.

SAFETY –
This includes safety items in the home Inspection includes smoke
detector location, safety hand rails, pool fencing and gates,
GFCI outlet location, firewall doors, garage door safety
features, sidewalks and Cross contamination hazards.

GRADING and DRAINAGE
– This covers water drainage around the home. This includes
proper roof run off drainage, including gutters and downspouts.
Soil grading pitch around the home, Run off issues. Low graded
spots which may allow water to pond.

POOLS and HOT TUBS
– This includes pool equipment, pool decking, fencing, gates and
safety items. Hot tub operation and GFCI safety and location.
